Job Summary:
Under broad supervision, provides a variety of highly skilled operation and preventative maintenance tasks, repairs and installation services to the University HVAC, chiller and chilled water distribution systems, steam and hydronic boilers, exhaust and supply air systems, evaporative cooling systems, and the direct digital control (DDC) components and building automation systems (BAS). Makes minor as well as major changes and enhancements as needed to these existing systems to satisfy operational integrity with a minimum of down time and minimal negative impacts to University business operations, in order to fulfill regulatory agency requirements, improve energy use efficiency and reductions and to satisfy the needs of the University mission and growth areas. Oversees and ensures the smooth and continual operation in the areas of HVAC, boiler, chiller, mechanical and BAS control systems. As a lead technician, assures all emergency and routine work is scheduled, completed, and documented through directing and multiple daily verbal and written interactions with staff, to give and gain feedback and through his/her workforce coordination efforts focused on most effectively and efficiently utilizing the available skills and resources of the Utility Divisions staff members whom this person leads. This person will oversee and project manage Utility and HVAC related capital improvement, planned and deferred maintenance projects. Provides input and maintenance information to project the needed future maintenance and replacement of mechanical, HVAC, boilers, chiller systems. Shares oversight of performance of team with the Superintendent of Utilities, Plumbing, Electrical, Mechanical.

Major Duties and Responsibilities:

Essential:
  • 25% As a working Lead worker, leads up to five (5) personnel and up to 3 service contractors at a time in the upkeep of the plumbing, mechanical, electrical, HVAC and life safety systems. Schedules, oversees and performs routine and non-routine maintenance and repairs. This is to include, but not limited to, the inspection, calibration, monitoring, diagnosing and repairing of boilers, chillers and other mechanical systems. And oversees and upgrade to the energy management and BAS systems to assure system stays within designed parameters.
  • 25% Provides cradle to grave project management oversight and design input over the project design processes and project execution for new system installations for all mechanical related installations. Performs or ensures the completion of all necessary documentation, log and record keeping, inventory, and work order completion related to project management and the utility staff work performed in the HVAC, Mechanical Division. Provides project management mentality and oversight on annual and semi-annual preventative maintenance work, projects and programs whether performed by departmental staff or through the use of mechanical and electrical contractors.
  • 25% Plans, performs, and ensures the completion of routine and non-routine maintenance repairs, installation in the heating. Cooling plant environment, as well as rooftop air supply and exhaust units. Work involves maintaining air/steam/hot water heating units. Must be able to perform manual and DDC diagnostics on all systems. Troubleshoots, repairs and ensures that a routine preventative maintenance of air-handling equipment is accomplished. Tracks and ensures completion of a routine preventative maintenance schedule on HVAC, boiler, chiller and mechanical systems in general.
  • 10% Assists with routine and non-routine maintenance, repairs, and installations of University-wide Direct Digital Control Energy Management Systems. (or building automation systems) Makes necessary adjustments as needed. Interacts with control contractors assuring systems are installed and commissioned properly. Must attend certification class in order to maintain knowledge of electrical control systems.
  • 7% Ensures regular and timely Utility Division's compliance with pertinent Federal, State and Local regulatory agencies which includes but not limited to City of Denver and State of Colorado mandates, as well as federal agencies such as NFPA, NEC, OSHA, and overall safety compliances for the Utility Division.
  • 5% Performs reactive and emergency call-back work to abate facilities maintenance problems through Regis the use of communication systems, i.e., radio, or cell phone. Assigns work to technicians to assure work is complete. Submits purchase needs to energy and systems manager in accordance with established Physical Plant guidelines for proper P.O. creation or creates required contracts, MSA's and P.O.'s as needed.
  • 3% Other duties as assigned and as needed and dictated by the mission of the University, the operational upkeep and integrity of the campus facilities and the continual efforts to reduce the campus' energy use.


MINIMUM REQUIREMENTS:

Education:
  • High School graduate or GED equivalent.
  • Valid Colorado drivers license.
  • City of Denver Journeyman HVAC license or adequate work experience.
  • EPA certification preferred.
  • Electrical experience and skills needed to solve related HVAC needs.


Experience:
  • 8 years' experience in HVAC, boilers, chillers, and mechanical trades, 3 years of combined (progressive experience preferred) working in the role of either a foreman, crew lead-worker and or in the capacity of a project manager.

WORKING CONDITIONS:
  • Throughout the workday, incumbent is subjected to hot/cold, dry/wet, noisy and dirty conditions in a regular workday. Heavy lifting/pushing/pulling in snow, sleet, and rain conditions. Work around machinery with numerous working parts, other times with oil/grease.\
  • This job will require working in dusty, dirty, wet, cold, hot, and noisy conditions.
  • Must work outdoors in all weather conditions and extreme temperatures.
  • Overtime required and weekend and/or evening work. Vacation time may be restricted during peak periods, particularly April through October.
  • In order to meet University needs any employees work schedules may be changed on a temporary or permanent basis at any time with little notice.
  • Will be required to carry and use a hand held 2-way radio while on the job.
  • Ability to participate in emergency and call back programs to abate facilities problems and emergencies during off hours through the use of communication systems, radio, and emergency cellular phone or pager.
  • This position must supply and maintain a reliable and consistent means for 24-hour contact while they are performing the role as the on - call staff member and/or during the threat of inclement weather.


Driving Required:

It is an essential requirement of this position to have and maintain a valid Colorado Driver's License as

well as maintain insurability through the University funded insurance carrier by maintaining a satisfactory driving record. Any changes in the incumbent's driving record at any time during his or her employment must be reported immediately to his or her supervisor.

Other Requirements:

Must show proof of Hepatitis B inoculations refuse in writing or receive inoculations provided by Regis.
