If you are a talented Maintenance professional who takes pride in their work and is looking to join a great team, look no further!  Bumgarner Asset Management, LLC, aka BAM Properties is one of Oklahoma’s most innovative property management companies and is seeking Stationary Engineers – Entry Level/3rd Class/1st Class in Tulsa, OK. The Stationary Engineer works in conjunction with the Facilities Director to perform safe and efficient repair, maintenance and improvement of downtown and midtown properties to ensure the highest level of tenant satisfaction at our commercial properties in Tulsa. 

Current need for 3rd shift (10 p-6 a) but please contact us regardless of shift preference because we want to hire great people to join our team.

Minimum requirements include:

  • High school or general equivalency diploma
  • Must be detail oriented, self-starter who can work independently; ability to understand priorities and perform accordingly
  • Knowledge of engineering and maintenance principles within real estate and construction preferred
  • For 3rd Class or 1st Class Positions - Be licensed by the City of Tulsa as a 1st or 3rd class limited engineer

 

Skills needed:

  • Technical – knowledge of tools used in the trade, familiarity with boilers, chillers, pneumatic equipment and HVAC units, basic computer knowledge, read blueprints & schematics

  • Physical – Lift up to 50 lbs./push & pull up to 100 lbs., comfortable with exposure to noise and vibrations, work indoors/outdoors in a variety of weather conditions, climb ladders and work at heights, stand & walk for long periods of time, visual & auditory acuity, bend/reach/twist/turn with flexibility and work in tight spaces

 

How You Will Be Successful (Entry & 3rd Class):

  • Perform daily utility duties for downtown and/or midtown properties
  • Communicate all engineering, maintenance, facilities, tenant and technical support services
  • Ensure optimal functioning and performance of all building systems including structural, mechanical, electrical, plumbing, heating and cooling, security, access, fire/life safety and elevators
  • Respond to and complete requests from the Angus system
  • Perform preventative maintenance on all equipment (chillers, boilers, water tower, main air handling units, exhaust fans)
  • During extreme weather conditions, shovel snow, lay down ice melt
  • Walk common areas to determine updates needed
  • Perform a variety of maintenance tasks such as repair and/or paint items, use pressure washer and steam cleaner, adjust doors and door closures, inspect and maintain safety railing in auto garage
  • Clean, maintain and paint equipment, HVAC piping, freight landings, cove base, low rise lobby, elevator thresholds and inside fright elevator cab
  • Relieve security guards as needed for their other duties

 

 

 

 

How You Will Be Successful (1st Class):

  • Perform and balance daily work load of engineering duties for downtown and/or midtown properties
  • Keep Facilities Director abreast of all engineering, maintenance, facilities, tenant communications and technical support services completed
  • Ensures the optimal functioning and performance of all building systems including structural, mechanical, electrical, plumbing, heating and cooling, security, access, fire/life safety and elevators
  • Train other engineers to perform preventative maintenance on all equipment
  • Rebuild pumps, maintain boilers, verify chillers are functioning at optimal performance
  • Maintain diesel generators
  • Basic electrical responsibilities such as inspecting and maintaining inside and outside electrical fixtures and replace switches, breakers and outlets
  • Basic plumbing responsibilities such as inspecting, replacing and solder plumbing fixtures and lines throughout the building in addition to urinals, commodes and faucets
  • Inventory equipment and order parts and supplies such as air filters, belts, rebuild kits for house pumps, PM parts for chillers, light bulbs, ballasts, etc.
  • Evaluate and discuss how to determine which projects need to be billed back, how those are handled and who to coordinate with regarding billing
  • Basic installation responsibilities to include installing new appliances and equipment
  • Provide key service to tenants and select vendors
